The fundamental difference is who you contract with and when construction costs get finalized.
Design/Build (single-entity approach): You hire one team—GMT partnered with a select builder—for both design and construction. This allows the construction partner to engage and give feedback during the design process.
Traditional Design-Bid-Build (sequential approach): You hire GMT first to complete design and construction documents. Then you bid the finished plans to multiple contractors and select one to build.
GMT works both ways—we're not dogmatic about process. We'll help you determine which approach serves your specific project, budget, and preferences best. Some clients love the efficiency of design/build; others prefer the competitive bidding process. Both can deliver excellent results with proper planning and communication.

Option 1: Work with GMT's design/build partners We maintain relationships with select, vetted New England builders we've successfully collaborated with on dozens of projects. These partnerships deliver seamless integration between design and construction because everyone knows how the other party works.
Advantages: Proven collaboration, streamlined communication, fewer surprises, and often faster timelines because the builder is involved during the design phase.
Option 2: Bring your own builder Have a contractor you trust? Excellent—we love working with builders our clients already have relationships with. We'll collaborate with any professional, reputable contractor to ensure project success.
What makes this work: We provide exceptionally clear, detailed construction documents with complete materials lists (thanks to Chief Architect software). Your builder receives buildable plans that eliminate ambiguity and the "what did the architect mean here?" questions that plague some construction projects.
We'll also: Coordinate with your builder during design to ensure constructability, attend key meetings, provide clarifications as needed, and offer the level of construction oversight you want.
Option 3: Design-bid-build approach We complete the design and construction documents, then you bid the project to multiple contractors—either builders you've identified or ones we recommend. You select based on pricing, chemistry, and capabilities. Then we work with your chosen contractor through construction.
The key to success regardless of approach: Early involvement and good communication. When builders participate in or review designs early (not just receive finished plans to price), projects run smoother and cost estimates are more accurate.
We're flexible and non-dogmatic about process. Some architectural firms only do design/build or only do traditional services. GMT's philosophy is simpler: Whatever serves your project best is what we'll do.

Custom new homes: Traditional New England styles (Colonial, Cape, Saltbox, Farmhouse) and contemporary designs. Single-family residences from 1,500 to 8,000+ square feet. We specialize in homes that honor regional architectural character while incorporating modern living needs.
Additions: Second-story additions, bump-outs, garage additions with living space above, sunrooms, primary suite additions, family room expansions. We're experts at seamless integration so additions look original to the house, not obviously tacked on.
Whole-house renovations: Historic preservation updates, open-concept remodels, aging-in-place modifications, modernization of dated homes while preserving character.

We DON'T do: Large-scale apartment complexes, high-rise residential, or projects outside New England (our expertise is regional architecture, codes, and construction practices specific to MA, RI, CT, NH, VT, and ME).
Project size: We've successfully designed projects from $50K bathroom renovations to $5M+ custom homes. Size matters less than fit—we take on projects where our design expertise adds meaningful value and where we can deliver excellent service.
