GMT’s secret to accurate home construction cost estimates in design/build

There's a moment in every design-build project where drawings stop being drawings and start being a real job in a real lot.

For some design/build teams, maybe that moment isn't until the bulldozer pulls up. But for GMT projects, that moment is the site walkthrough we do, approved schematics drawings in hand, together with our build partner and their subcontractors.

The framer, the electrician, the plumber, the HVAC contractor, whoever the project scope calls for. We bring the drawings with us, and we go through them together, standing in the actual rooms (or rooms-to-be), on the actual grade, next to the actual electrical panel.

This sounds almost too obvious: Why wouldn't every team do this step? But many don't. They miss out on one of its key benefits — that this walkthrough allows every trade to zero in on the actual price tag for their work, as opposed to a (sometimes very) rough estimate. That's why construction costs on our projects come in where they're supposed to — which our customers appreciate!

Why this collaborative site walkthrough makes such a difference

A set of drawings tells a sub a lot: square footage, rough layout, fixture counts, panel size. What it can't tell them is what the crawl space actually looks like, where the existing wiring really runs versus where the as-builts say it runs, or how tight the access is going to be for getting equipment into a tricky spot.

When a sub walks the site with drawings in hand, they're not guessing anymore. They can see the conditions, ask questions on the spot, and go back to their office with enough real information to price the work with confidence — not a placeholder, not a wide range with a lot of "just in case" contingencies baked in. (It's true of scheduling the work too, not just pricing it.)

What this means for the homeowner

For a lot of the subs, this walk-through is the difference between developing a budget range or offering a truly reliable cost instead. That matters because it moves many risks of the unknown off the homeowner's shoulders earlier in the process, instead of surfacing it mid-construction as a change order.

It's not a glamorous step. It's a group of people standing around with a set of drawings, pointing at things, asking each other questions! But it's one of those parts of the process that doesn't get skipped. You can describe a site in a hundred ways on paper. Standing on it is still the fastest way to actually understand it.

That's the whole idea: get the right people in front of the real conditions, with the drawings in hand, before anyone commits to a number.
